How do I reserve a bed or cottage at The Retreat?
To reserve a unit in The Retreat, go to the Leasing section and fill out online or download your application and sponsor guarantee forms. Once completed, submit the forms, or bring them to our Leasing Office on University Blvd. (across from Publix) or Clubhouse Management Office, located at 745 Tamaha Trace, to pick out your cottage.  After you select your cottage, you will put down a deposit equal to one month's rent in order to reserve the cottage. This deposit will become your security deposit once you take occupancy. We will try to make this process as simple as possible for you! How long is the lease agreement?
Leases last for 12 equal installments, beginning August 1st and ending July 24 for Phase 1 and beginning August 8th and ending July 31st for Phase 2.

How many bedrooms are in the student cottages?
The Retreat offers eight different floor plans with 2, 3, 4, and 5 bedrooms.

How many bathrooms are in the student cottages?
Each bedroom has its own private bathroom. The Birchmore, Springmore and Brookshire cottages also offer an extra half bath.

When will the Phase 2 cottages be completed and ready for occupancy?
The Phase 2 Retreat Student Cottages™ will be completed and ready for occupancy in early August 2010.  Both Phase 1 and Phase 2 are currently available for pre-leasing for fall 2010.

What kind of amenities does The Retreat offer?
The Retreat offers a huge resort-style pool with grotto, waterfall & water volleyball; beach volleyball, putting green, horseshoe pits & grilling pavilion; clubhouse with computer lab, fitness center, movie theater, tanning beds, virtual driving range, poker room, social room, study rooms & full kitchen; private yards, porches & patios; a two-mile jogging trail encircling 45-acre Lake Tamaha; and over 6 football fields' worth of expansive greenspace.  Phase two’s amenities will incorporate full-size tennis and basketball courts.

When will the additional Phase 2 amenities be completed?
The tennis and basketball courts will be completed sometime prior to move-ins, likely around June.

Located off Jack Warner Parkway on 25th Avenue, The Retreat is roughly 2 miles from campus.

Does The Retreat come furnished with appliances?
Yes. Each Retreat cottage comes furnished with every standard appliance: refrigerator with ice-maker, dishwasher, range/oven, microwave, and a full size washer and dryer.

Do the cottages at The Retreat come with furniture?
No, but that is a feature we’re offering for fall 2010.  While we have found that most people tend to prefer using their own furniture over the low-grade furniture offered by most apartment and townhouse communities, The Retreat will be offering a furnished option that will include complete high-quality living room and bedroom furniture, except the mattress.

Do the cottages have patios or porches?
Each cottage has either a patio or deck (depending on topography), and some cottages have large front porches as well.

Are grills allowed on the patios or decks?
Yes. The spacious patios and decks at The Retreat are perfect for grilling, unlike apartments where grills are prohibited by fire code. Furthermore, our decks and patios are much larger than your traditional apartment, making them perfect for entertaining.

How many parking spaces are provided?
Parking is not reserved, but there is approximately one parking space for each bedroom plus one guest space per cottage.

Is The Retreat gated?
Yes, The Retreat is gated, with a fence around the entire Property.

Are the cottages equipped with high speed internet lines?
Yes, the cottages are wired for high speed internet and cable.

What type of on-site security does The Retreat provide?
The Retreat is a gated community with video-recorded surveillance and on-site management. In addition, the cottages are wired for alarm systems with additional monitoring service available upon request and at the resident’s cost.

For our tenants' convenience, The Retreat also issues electronic key fobs to each resident, which allow for a keying system similar to a hotel's in which each resident has one key that can be used to access his or her cottage as well as community amenities like the clubhouse and pool. This system allows residents to enjoy The Retreat amenities 24 hours a day.

Maintenance persons are given keys that are programmed to work only during certain hours, ensuring that no one other than the residents has after-hours access to the cottages, and preventing the keys from being copied. Management can also check the time log to confirm that repairs were completed during the allotted time with the keys.

Are pets allowed in The Retreat?
Yes, most of our cottages allow pets, although an additional security deposit and cleaning fee may apply.

How many square feet are in each cottage?
The cottages range in size from approximately 1250 square feet (2 BR/2.5 BA) to approximately 1880 square feet (5 BR/5 BA). See the dimension sheet for detailed measurements.

When is rent due?
Rent is due on the 1st of every month and is late after 5pm on the 5th. You can bring your rent check to the clubhouse or pay online using our online Pay Lease option.

What does my rent include?
Your monthly rent includes high speed internet, basic cable, pest control, trash, lawn maintenance, and access to all of The Retreat's amenities at no additional charge.
